Ranked by the share of stock rated EPC A to C, the best proxy we have for genuinely good condition, the regions line up like this:

The cities that lead

At city level the spread is wider still. Milton Keynes tops the country with 59.8% of its company-held stock in good condition, followed by Wrekin on 56.2%. The pattern is clear: newer towns, built or expanded in recent decades, pull well clear of the national average.

Condition follows the age of the housing stock, not the price. The newest towns, not the most expensive ones, hold the best-rated property.

A north-south split, with a London twist

The South East and the Midlands lead; the North (40%) and North West (41%) sit at the bottom, as their older industrial-era stock would suggest. The real surprise is Greater London, which at 42% good-condition trails the surrounding South East by nine points despite its prices. In condition terms, London’s housing is older than its values imply.
