What you can do in the portal

The same product our paying buyers, lenders, and brokers use. You get free, unlimited search access. The only restriction is that the press tier cannot bulk-export thousands of companies as a single list — everything else is open.

AI-guided search

Ask questions in plain language. The portal's AI helps you frame the query, picks the right filters across Companies House, HM Land Registry, and Gazette data, and returns the answer. You do not need to know the schema or write SQL.

Counts, samples, and example CSVs

For any query you run, you see the total count of matching companies, a representative sample of names and details, and you can download an example CSV. Enough to verify, fact-check, and quote the number in a piece.

Aggregate data on every cohort

Behavioural signals — charge maturity, late filings, director age, Gazette events, ownership tenure, sector mix, geography — across the full 1.97M-company population. Aggregate metrics on any slice you can define.

What this dataset gives you that nothing else does

Most "UK property data" is either headline transaction prices (Land Registry alone) or aggregated index numbers. GalimAI cross-references three primary public registers at the entity level, refreshed daily.

Three registers, linked

Companies House (every UK property-holding company, directors, persons with significant control, accounts, charges), HM Land Registry (every England-and-Wales title with its corporate owner), and The London Gazette (formal legal notices). Linked at the entity level.

Full population, not a sample

1.97 million property-holding companies. Not a survey, not a top-tier extract. The full addressable population. This is what lets you ask "how many" rather than "what percentage of our sample."

Behavioural signals, not just balance sheets

Charge maturity, late filings, director age, Gazette events, PSC churn, dissolution filings, transaction recency. The signals that predict disposal, distress, refinancing, or exit.

Example questions you can answer in seconds

These are real examples of the kind of question you can put into the portal and have a citeable answer back from. Most are not findable from any other UK source.

Policy / Legislation
"How many UK property-holding companies were dissolved within 12 months of the Section 24 mortgage-interest relief tapering, and how does that compare to the prior trend?"
What the portal returns: Total count, year-on-year comparison, a representative sample of the cohort, an example CSV for chart-building.
Finance / Refinancing
"What share of UK property companies currently hold bridging finance that has run past its original term, by region and by sector?"
What the portal returns: Total count, regional breakdown, sector breakdown, sample names, example CSV.
Distress / Insolvency
"How has the rate of formal insolvency events on UK property-holding companies changed quarter-by-quarter since 2023?"
What the portal returns: Time series, total events, sample companies per quarter, example CSV.
Demographic / Succession
"How many UK property assets are currently held in family-style companies where all directors are over 65 with no younger successor?"
What the portal returns: Total count, sector mix, tenure distribution, sample cohort, example CSV.
Geography / Local
"Which postcode districts in London have the highest concentration of property companies showing two or more distress signals?"
What the portal returns: Ranked postcode list, count per district, multi-signal stack profile, example CSV.
Market / Behaviour
"How long do UK Special Purpose Vehicles typically hold a single property before disposal or dissolution, and has that changed since 2020?"
What the portal returns: Tenure distribution, cohort comparison by formation year, sample SPVs, example CSV.

How it works

There is no NDA, no contract, no commercial relationship to manage. No press email to wait on.

1

Sign up free at app.galimai.com

Click "Open the portal" and register with Google or your email address. Takes about thirty seconds. No credit card.

2

Search the data yourself

Use the AI-guided search to ask any question about UK property ownership, finance, distress, ownership patterns, or geography. Get the answer with counts, sample companies, and an example CSV.

3

Publish, and cite GalimAI

Use the data however you need: in a chart, a quote, an explainer. The only ask is a single citation to GalimAI in the published piece. We do not vet or approve your piece.

The terms, in plain English

Who this is for
Working journalists, news analysts, academic researchers, policy researchers, and editorial staff at recognised UK publications. The press tier is self-serve; if you have an issue with access, email Dror.
What it costs
Nothing. There is no fee, no subscription, no credit card required to register. We will not upsell you on managed services.
What we ask in return
A single citation back to GalimAI in any piece you publish using our data. Example formats are below.
What you can do in the portal
Run unlimited searches across the 1.97M-company population. See total counts, regional and sector breakdowns, representative samples, time series. Download example CSVs of any cohort you define. Use the AI-guided search to phrase queries in plain language.
What you cannot do
The press tier cannot bulk-export thousands of companies as a single list. That is reserved for our paying customers (buyers, lenders, brokers running outreach). You see the counts, the samples, the aggregate distributions — everything you need to write the story. You just cannot export the raw list.
What we will not do
We will not ask to review or approve your piece. We will not insist on a specific framing. We will not name third parties or specific property owners in our public outputs; vendor anonymity is preserved.
Coverage limits
England and Wales. Registers of Scotland and Land and Property Services NI operate separately and we do not hold that title-to-company link. Companies House data is UK-wide for the company-level analysis.

How to cite us

Use whatever form best matches your publication's house style. A few examples that work well:

In-line in body: "according to GalimAI, the UK property intelligence platform, an estimated 11,000 to 15,000 UK property-holding companies are sitting on bridging finance that has run two or more years past its original term."
With link: "Source: GalimAI, analysis of Companies House and HM Land Registry data, June 2026."
Caption / footnote: "Data: GalimAI (galimai.com). Analysis of 1.97M UK property-holding companies, England and Wales."
